Not a standard two-car garage. An Adventure Garage, a purpose-built space that functions as a base camp for the life they are building here.
What Defines an Adventure Garage
The term Adventure Garage has emerged organically in conversations with buyers relocating to the Black Hills from larger metros. These are buyers who trade equity from California, Colorado, or Texas for acreage, air, and access — and they arrive with gear.
An Adventure Garage in the Black Hills context typically includes:
Extra height and depth. Standard residential garages are designed for sedans. Adventure Garages are designed for crew-cab trucks with lift kits, toy haulers, and enclosed trailers. Twelve-foot doors and 40-plus-foot depth are common asks.
Dedicated ATV and snowmobile bays. Trail access is a significant driver of Black Hills real estate demand. Buyers want the ability to ride out from the property or load and go within minutes.

Properties in these corridors often include existing outbuildings that can be converted, or unfinished detached structures that buyers plan to build out.
New construction buyers, particularly those working with custom builders on lots in the $400,000–$700,000 range, are frequently designing Adventure Garages as a primary specification, sometimes before finalizing the floor plan on the main residence.

Future-proofing. Is there room to add a car lift? Is the ceiling height sufficient? Can the structure support a loft storage system?
